These signs mean the waterproofing is going or gone.

Delamination is the surface separating from the shell: flaking, blistering, or hollow spots you can hear when tapped. A few chip-outs are normal wear; large sections mean the finish is done.

Rust spots are moisture reaching the rebar inside the shell. A few can be treated during a resurface. Many spots mean the waterproofing is failing broadly.

Rough, etched surface everywhere is chemistry damage. Once plaster loses its cream layer, it does not heal.

Stains and faded color can often wait.

Staining, mottling, and faded color are often tolerance questions, not emergency questions, if the surface underneath is smooth and sound.

Pigmented plaster is the exception worth calling out: color problems usually started at the mixer. If you want color next time, look at quartz or pebble instead.

Diagnose first

Cracks and water loss are not resurfacing questions yet.

A crack might live only in the surface or it might run through the shell. Do not resurface over an undiagnosed crack.

If the autofill runs more than it used to, get a full leak detection while the water is still in. A leak question comes before a surface question.

Plaster often runs 7-12 years under average care, quartz 10-15, and pebble or glass-bead 15-20+; chemistry decides more than the material label.
Can I patch instead of resurfacing?
Isolated hollow spots and small repairs can be patched. Widespread delamination or rust is paying rent on a failing surface.
What does resurfacing cost?
Published averages run $6,000–$15,000 (HomeGuide, 2025-04-25), but the real number depends on interior surface area.
